Buyer Representation is for clients who have decided to pursue a residential purchase and want d’Vero to represent their interests through the transaction.

We begin with the objective, build the purchase strategy around it, and remain engaged through property evaluation, offer strategy, negotiation, due diligence, transaction decisions, and closing.

The transaction is the execution of a strategy—not the starting point.

Establish the Objective

We begin by confirming what you are trying to accomplish, the criteria that matter, your timing, constraints, and the decisions that should guide the purchase.

Build the Purchase Strategy

We translate the objective into a practical plan for search, evaluation, timing, offer structure, and the factors that may affect your position in the transaction.

Search & Evaluate

When property search is appropriate, we collaborate through d’Vero’s approved private client-search platform and help evaluate relevant properties, market context, available information, and tradeoffs.

Offer & Negotiate

When you decide to pursue a property, we prepare and present the offer within the scope of our representation, discuss material terms and contingencies, and negotiate with your objectives in view.

Navigate Contract to Closing

Once under contract, we help coordinate the real estate process through due diligence, disclosures, inspections, appraisal and financing milestones where applicable, required decisions, contingency periods, escrow, and closing.

What Buyer Representation Includes

The precise scope is established in the applicable written representation agreement and depends on the engagement and transaction. Buyer Representation may include:

  • Initial objective, criteria, timing, and purchase-strategy development.

  • Private property-search collaboration and property identification within the agreed search parameters.

  • Property and market-context evaluation using available real estate information.

  • Property tours and transaction-focused consultation as appropriate.

  • Offer strategy, preparation, presentation, and negotiation.

  • Discussion and coordination of real estate contingencies, disclosures, inspections, and due-diligence milestones.

  • Coordination with the client’s chosen lender, escrow/title provider, inspectors, insurance professionals, attorneys, and other transaction participants where appropriate.

  • Transaction management through closing and possession within the agreed scope.

Buyer Representation does not replace the advice of attorneys, tax professionals, lenders, inspectors, engineers, insurance professionals, contractors, or other specialists whose expertise may be needed in a transaction.

Private Property Search

d’Vero does not operate a public MLS-search portal on its website. When property search is part of an engagement, clients collaborate with their Advisor through the approved private search platform.

The search is a tool within the advisory process—not the service itself. Properties should be evaluated against the client’s objective, criteria, market context, and available information rather than treated as a stream of listings to browse.

Compensation & Engagement

Clear compensation is part of a clear engagement.

d’Vero’s compensation structure reflects the level of advisory involvement and representation contemplated by d’Vero’s service model; it is not a fee established by law, the MLS, an association, or any other third party.

Real estate brokerage compensation is negotiable. The compensation structure, scope of representation, duration, and other material terms for a particular engagement are disclosed and agreed in writing before representation begins.
