These Website Terms & Disclosures (“Terms”) apply to your use of the public website operated for d’Vero | Real Estate Advisors (“d’Vero,” “we,” “us,” or “our”). By accessing or using this website, you acknowledge these Terms.
If you do not agree with these Terms, you may discontinue use of the website. Additional terms and written agreements apply when d’Vero is engaged to provide real estate advisory or brokerage services.
1. Informational Website
This website provides general information about d’Vero, its approach, residential real estate services, Client Resources, Advisors, and related subjects.
Website content is general in nature and is not individualized advice concerning a particular property, transaction, legal right, tax consequence, financial decision, loan, appraisal, inspection, insurance matter, estate or trust matter, family-law issue, or other professional subject outside d’Vero’s approved real estate scope.
Real estate information can change, and general website content may not reflect the facts, market conditions, documents, deadlines, or legal requirements applicable to a particular situation.
2. No Brokerage or Agency Relationship Created by Website Use
Visiting this website, reading a resource, submitting a general inquiry, downloading public material, or communicating with d’Vero does not by itself create a broker-client, agency, fiduciary, advisory, employment, or other professional relationship.
A real estate representation or advisory relationship is established only through the applicable written agreement and engagement process.
Until an appropriate written relationship is established, do not assume that d’Vero represents you, owes duties arising from an agency or advisory engagement, or is protecting a deadline, negotiation position, property interest, or transaction on your behalf.
3. Real Estate Advisory and Brokerage Scope
d’Vero provides approved residential real estate advisory and brokerage services. Current public service offerings include Buyer Representation, Seller Representation, and defined Real Estate Advisory engagements.
d’Vero does not position its services for real estate investors or as relocation services. Real Estate Advisory does not become transaction representation unless a separate written representation relationship is established.
d’Vero never accepts trust funds.
4. Compensation & Minimum Engagements
Brokerage compensation is negotiable and is not set by law, the California Department of Real Estate, an MLS, a real estate association, or another third party.
d’Vero’s current institutional minimum fee for Buyer Representation is $8,000. The current institutional minimum fee for Seller Representation is $8,000. The current minimum fee for a full Real Estate Advisory engagement without representation is $5,000.
These are d’Vero’s current institutional minimums, not legally mandated rates. The actual scope, duration, compensation, and other material terms of an engagement are established in the applicable written agreement.
Depending on the transaction and applicable agreements, another source may offer or pay some compensation associated with brokerage services. Any such circumstance does not eliminate the need for the applicable written compensation agreement between d’Vero and its client.
Nothing on this website is an offer to provide services at a particular fee or on particular terms.
5. No Legal, Tax, Financial, or Other Non-Real-Estate Advice
d’Vero does not provide legal, tax, accounting, financial-planning, lending, appraisal, inspection, engineering, insurance, estate, trust, probate, family-law, counseling, or investment advice through this website or through a d’Vero real estate engagement.
When a matter requires another professional discipline, clients should consult an appropriately qualified professional.
A relationship between d’Vero and another professional or business entity does not create a shared engagement, shared client, shared records, shared finances, shared duties, authority to act for the other entity, or automatic transfer of information.
6. Property, Market & Valuation Information
Property descriptions, market information, comparative information, estimates, calculations, and other real estate data may come from public records, MLS information, clients, third parties, or other sources believed useful to the applicable purpose.
Information may contain errors, omissions, delays, or changes and should be independently evaluated as appropriate to the decision.
A broker price opinion, comparative market analysis, pricing discussion, automated estimate, or other market-based analysis is not an appraisal unless expressly performed as such by a properly qualified appraiser.
d’Vero does not guarantee a property value, sale price, purchase price, market response, financing result, offer acceptance, closing date, transaction outcome, or future market condition.
7. Property Search
d’Vero does not provide a public MLS property-search portal through this website. When appropriate to an engagement, property-search access may be provided through d’Vero’s approved private search platform.
Availability, status, property details, and other listing information can change and should be verified through the appropriate transaction process.
8. Fair Housing & Equal Opportunity
d’Vero is committed to fair housing and equal opportunity and provides residential real estate services in accordance with applicable federal, California, and local fair-housing and anti-discrimination requirements.

Information submitted through or generated by use of this website is handled in accordance with d’Vero’s Privacy Policy and applicable law.

11. Client Resources & Downloads
Public guides, checklists, market perspectives, and other Client Resources are provided for general educational and informational purposes. They do not create a professional relationship or replace advice concerning a particular situation.
Resources may be revised, replaced, or withdrawn. A previously downloaded resource may no longer reflect d’Vero’s current practices, market conditions, or applicable requirements.
Proprietary internal materials, Advisor resources, client-specific materials, and private transaction documents are not public Client Resources and may not be redistributed merely because a person has obtained access to them.
12. Advisor Access / Recruitment
The Advisor Access page provides general information for real estate professionals interested in learning about d’Vero.
Submitting an Advisor inquiry or participating in an introductory conversation does not create an offer of employment, independent-contractor relationship, brokerage affiliation, partnership, compensation entitlement, or other professional relationship.
Advisor titles and levels are d’Vero institutional designations. They are not credentials conferred or endorsed by the California Department of Real Estate, an MLS, a real estate association, or governmental body.
13. Third-Party Websites, Tools & Services
The website may link to or incorporate tools, content, scheduling interfaces, maps, documents, or other services provided by third parties. Third parties operate under their own terms, policies, availability, and accessibility practices.
A link or integration is provided for convenience or functionality and does not necessarily constitute an endorsement of the
third party or every statement, service, or practice associated with it.
d’Vero is not responsible for the content or operation of websites it does not control, subject to applicable law.
14. Intellectual Property
Unless otherwise indicated, the d’Vero name, brand elements, website design, written content, frameworks, presentations, guides, checklists, graphics, and other original materials are owned by or used with permission by d’Vero and are protected by applicable intellectual-property laws.
You may view public website content for ordinary personal informational use. You may not copy, republish, reproduce, distribute, modify, create derivative commercial materials from, remove attribution from, or use d’Vero content to develop competing brokerage, training, marketing, operational, or advisory materials without prior written permission, except as permitted by law.
Nothing on the website grants a license to use d’Vero’s trademarks, trade dress, proprietary methods, institutional materials, or other protected assets.
15. Acceptable Website Use
You may not use the website to interfere with its operation or security; attempt unauthorized access; introduce malicious code; scrape or systematically extract content in a manner prohibited by law or these Terms; impersonate another person; submit knowingly false or unlawful information; or use the website for an unlawful purpose.
d’Vero may restrict access to website functions where reasonably necessary to protect the site, its users, its systems, or its rights.
16. Electronic Communications
Electronic communications may not always be secure, immediate, or error-free. Do not use an ordinary website inquiry to transmit highly sensitive information or to communicate a time-sensitive instruction concerning an active transaction unless d’Vero has directed you to use that method.
A website submission is not confirmation that d’Vero has accepted an engagement, received a time-sensitive instruction, or agreed to act.
Marketing email or SMS communications, if implemented, are subject to applicable consent and opt-out requirements and d’Vero’s Privacy Policy.
17. Website Availability & Changes
d’Vero may modify, suspend, remove, or replace website content or functionality from time to time. We do not guarantee uninterrupted availability of the website or any particular feature.
Service descriptions, institutional minimums, Advisor information, resources, and other website content may change. The applicable written engagement agreement controls if website content conflicts with the terms of an executed client agreement.
18. Disclaimer of Warranties
To the extent permitted by applicable law, this website and its general informational content are provided on an “as available” basis without a guarantee that the website will be uninterrupted, error-free, or suitable for a particular user’s decision.
Nothing in these Terms excludes a warranty, duty, or right that cannot lawfully be excluded.
19. Limitation of Liability
To the extent permitted by applicable law, d’Vero is not responsible for losses arising solely from reliance on general website information as a substitute for advice concerning a specific situation, from third-party websites or services outside d’Vero’s control, or from website interruption or technical error.
Nothing in these Terms limits liability or a legal right to the extent such limitation is prohibited by applicable law. These website limitations do not modify duties expressly undertaken by d’Vero in an executed client agreement.
20. Governing Law
These Terms are governed by applicable law, including the laws of the State of California, without creating a contractual choice-of-forum or dispute procedure that conflicts with a separate written agreement or applicable law.
Any dispute arising from an actual real estate engagement remains subject to the terms of the applicable executed agreement and law.
21. Changes to These Terms
d’Vero may update these Terms as the website, services, technology, or legal requirements change. The current version will be posted on this page with its effective date.
Material changes should be implemented prospectively as appropriate. Do not rely on a website update to alter an existing executed client agreement.
