We begin with the objective, evaluate the property and market context, develop the preparation and positioning strategy, and remain engaged through marketing, offers, negotiation, escrow, and closing.
The listing is one part of the strategy. The decisions surrounding it shape the transaction.
We begin by confirming why you are selling, what needs to happen next, your timing and constraints, and the outcomes that should guide the sale

We assess the property, relevant market information, likely positioning, and preparation choices so that recommendations are tied to the objective rather than to a generic listing checklist.
We develop the agreed market positioning and property-marketing plan, prepare the listing for launch, and implement appropriate exposure through the channels available to the engagement.
When offers are received, we help you understand material price and non-price terms, compare tradeoffs, respond strategically, and negotiate with your objectives in view.
Once under contract, we help coordinate the real estate process through disclosures, inspections, appraisal and financing milestones where applicable, required decisions, contingency periods, escrow, closing, and possession.
The precise scope is established in the applicable written listing/representation agreement and depends on the property and engagement. Seller Representation may include:
Initial objective, timing, property, and sale-strategy development.
Market-based property and pricing analysis using available real estate information.
Preparation and positioning recommendations appropriate to the property and objective.
Development and implementation of the agreed property-marketing plan.
Listing preparation and exposure through applicable brokerage and MLS channels.
Showing strategy and coordination as appropriate to the engagement.
Offer review, comparison, response strategy, and negotiation.
Coordination of seller disclosures and transaction milestones within d’Vero’s real estate role.
Coordination with the client’s chosen escrow/title provider, inspectors, contractors, attorneys, tax professionals, and other transaction participants where appropriate.
Transaction management through closing and possession within the agreed scope.
Seller Representation does not replace the advice of attorneys, tax professionals, inspectors, engineers, contractors, insurance professionals, escrow/title professionals, or other specialists whose expertise may be needed.
Preparation should be strategic rather than automatic.
d’Vero does not begin from the assumption that every property requires renovation, extensive staging, or a predetermined marketing package. Recommendations should reflect the property, market, timing, likely buyer expectations, cost, and the client’s objective.
The marketing plan is developed for the engagement and may include MLS exposure, photography and other approved property media, brokerage distribution, digital marketing, showing strategy, open-house activity where appropriate, and other lawful channels selected for the property.
Marketing activity does not guarantee a particular level of exposure, buyer response, offer count, sale price, or timing.
Pricing is a strategic decision informed by available market information, property characteristics, timing, positioning, and the client’s objectives.
d’Vero may provide market-based pricing analysis as part of Seller Representation. Such analysis is not an appraisal and is not a guarantee of market value, sale price, or transaction outcome. Actual results depend on the property, market, terms, timing, buyer response, and other circumstances.
Clear compensation is part of a clear engagement.
d’Vero’s fees reflect the level of advisory involvement and representation contemplated by d’Vero’s service model; it is not a fee established by law, the MLS, an association, or any other third party.
Real estate brokerage compensation is negotiable. The compensation structure, scope of representation, duration, and other material terms for a particular engagement are disclosed and agreed in writing before representation begins.
Any compensation offered or paid to another brokerage or real estate licensee in connection with a transaction is governed by the applicable agreements and circumstances. The website should not imply that compensation to another broker is required, standardized, or fixed by an MLS, association, or law.
