Fair-housing principles apply to d’Vero’s institutional practices—not only to individual transactions or individual Advisors.

Our Policy

d’Vero provides residential real estate services in accordance with applicable federal, California, and local fair-housing and anti-discrimination laws.

We do not unlawfully discriminate in housing-related services or opportunities based on a

characteristic protected by applicable law.

Protected characteristics and the terminology used to describe them may vary by jurisdiction and may change over time. d’Vero’s policy is to comply with the protections applicable to the particular activity and location rather than treat any website list as an exhaustive statement of the law.

How This Applies to Our Practice

Fair-housing and equal-opportunity principles apply throughout d’Vero’s work, including:

  • Responding to inquiries and determining whether d’Vero can accept an engagement.

  • Residential buyer and seller representation.

  • Real Estate Advisory engagements.

  • Property marketing, advertising, imagery, and public communications.

  • Property-search criteria and the presentation or discussion of available housing.

  • Showing, touring, offer, negotiation, and transaction processes.

  • Client profiles, educational resources, website content, and digital forms.

  • Advisor recruitment and professional-opportunity communications, subject to the separate laws applicable to those activities.

Property Search, Neighborhoods & Client Choice

d’Vero does not make housing recommendations based on the protected characteristics of people who live in, may live in, attend school in, worship in, or otherwise associate with a neighborhood or community.

When clients ask about schools, crime, demographics, community composition, religious institutions, disability-related characteristics, or similar matters that can implicate fair-housing concerns, Advisors should not substitute personal characterizations or steer a client toward or away from a housing opportunity.

Where appropriate, d’Vero may direct clients to neutral, independently available sources so they can evaluate factors that matter to them and make their own housing decisions.

Client-defined property criteria may be used when lawful and appropriate to the engagement. d’Vero should not translate a request into an unlawful discriminatory housing preference.

Marketing & Advertising

Property and institutional advertising should describe the property, service, decision, or relevant objective without expressing an unlawful preference, limitation, or discouragement.

Imagery and messaging across the d’Vero website and marketing program should be inclusive over time and should not imply that housing opportunities or d’Vero services are intended for—or unavailable to—people based on protected characteristics.

Avoid coded demographic language, neighborhood stereotypes, exclusionary lifestyle claims, and statements that imply a preferred type of resident, buyer, seller, household, or community.

Disability-Related Housing Matters

Applicable fair-housing laws may provide rights relating to disability, including reasonable accommodations or modifications in certain housing contexts. The nature of those rights depends on the property, housing provider, transaction, and circumstances.

d’Vero can address the real estate aspects of an engagement within its professional scope, but the firm does not provide legal advice about a person’s fair-housing rights. When legal interpretation is needed, the individual should consult an appropriate legal or governmental resource.

Questions or Concerns About d’Vero

If you have a question about d’Vero’s fair-housing practices or believe you experienced inappropriate discriminatory treatment in connection with d’Vero, you may contact us directly.

A person does not need to resolve a concern through d’Vero before contacting an appropriate governmental agency or exercising any right available under law.

External Fair-Housing Resources

Individuals who believe they have experienced housing discrimination may also obtain information or pursue available complaint procedures through governmental agencies with fair-housing responsibilities, including: is determining that discrimination occurred or providing legal advice.

  • U.S. Department of Housing and Urban Development (HUD) — Office of Fair Housing and Equal Opportunity.

  • California Civil Rights Department (CRD).

  • Other federal, state, or local agencies with jurisdiction over the particular housing matter.

The production website should link agency names to their then-current official government fair-housing/complaint pages. Verify those links at implementation and periodically thereafter.

Providing an external governmental resource does not mean d’Vero is determining that discrimination occurred or providing legal advice.
