Real Estate Advisory is a defined engagement for clients who need structured residential real estate advice, analysis, and strategic support without engaging d’Vero to represent them in a purchase or sale.
The objective is clarity: understand the decision, evaluate the available paths, and determine what—if anything—should happen next.
The engagement is built around the question you are trying to answer—not around creating a transaction.
We begin by identifying the real estate decision, the circumstances surrounding it, the objective, and the questions that need to be resolved.
We review relevant property and market information, timing considerations, practical constraints, and other real estate factors that may shape the decision.
We help compare realistic paths, identify material tradeoffs and dependencies, and distinguish real estate questions from matters that require another professional’s advice.
We organize the analysis into a practical real estate strategy or set of recommendations appropriate to the defined engagement and objective.
The next step may be a purchase, a sale, further preparation, consultation with another professional, or no immediate transaction. If representation later becomes appropriate, it begins through a separate written representation agreement.
The precise scope is customized to the defined real estate question and established in writing before the engagement begins. Depending on the engagement, advisory work may include:
Clarifying the residential real estate objective and decision criteria.
Reviewing available property and market information relevant to the defined question.
Comparing real estate scenarios, timing choices, and practical tradeoffs.
Evaluating a property or housing decision from a real estate perspective using available information.
Developing a real estate strategy, sequence, or decision framework.
Identifying real estate risks, dependencies, and questions that should be addressed before a decision is made.
Coordinating, where appropriate, with the client’s separately retained professionals while preserving the boundaries of d’Vero’s role.
Ongoing real estate advisory support for the period and scope stated in the engagement agreement.
Real Estate Advisory is not brokerage representation in a purchase or sale unless the relationship is separately converted to the applicable written representation engagement.
Unless separately engaged for representation, d’Vero does not act on the client’s behalf to submit or negotiate offers, list or market property, negotiate transaction terms, or otherwise perform the client-representation functions assigned to Buyer Representation or Seller Representation.
Real Estate Advisory also does not include legal, tax, financial-planning, lending, appraisal, engineering, inspection, insurance, estate, trust, probate, family-law, counseling, or other separately regulated professional services.
When another professional’s advice is necessary, d’Vero may identify the issue and recommend that the client consult the appropriate professional, but d’Vero does not substitute for that professional’s advice.
A defined engagement creates clarity about both the work and the compensation.
d’Vero’s fee for a full Real Estate Advisory engagement without representation is based on the extent of involvement desired. The actual scope, deliverables, duration, and compensation are established in writing before the engagement begins.
The fee reflects d’Vero’s institutional advisory model and the level of involvement contemplated by a full advisory engagement. It is not a fee established by law, the California Department of Real Estate, an MLS, an association, or another third party.
If the client and d’Vero later determine that Buyer Representation or Seller Representation is appropriate, the representation relationship and its compensation are documented separately. Any treatment of prior advisory fees in a later engagement must be stated in the applicable written agreement rather than assumed.
